- Prepare a detailed Opinion of Value in order to set best possible price.
- Provide - FREE OF CHARGE - detailed Staging advice & materials to increase its value.
- Have professional Floor Plans drawn of all finished levels - no cost to you.
- Supervise professional colour Photographs - no cost to you.
- Compose very detailed descriptive listing for Toronto Real Estate Board's multiple listing service.
- Oversee the creation of Virtual Tour for websites (see below), plus high-end glossy Feature Sheet of colour pictures, floor plans and full information.
- This Feature Sheet is available to all potential Buyers visiting the home, and is also reproduced in printable format as part of the Virtual Tour for websites (see below).
LAUNCHING YOUR LISTING Web Sites - Agents Open House - Flyers - Virtual Tours
- Place a large "For Sale" sign on your property, and as soon as possible prepare a Display board, with pictures & floor plans, to feature in 1858 Queen Street East shop window.
- Link your home's TREB listing on www.TorontoMLS.net to many public websites, like www.MLS.ca, www.TorontoRealEstateBoard.com, www.Realtor.com, www.Homestore.ca, www.TOagent.com, and www.InTheBeach.com.
- Design separate listings for www.RoyalLePage.ca (which claims to be Canada's busiest Realtor site) and www.RoyalLePageHomeward.com (which is Nick's Broker's site).
- Print separate copies of TREB listing expressed in both meters and in feet (to make it easier for all potential Buyers visiting the home to understand its room measurements).
- Host an Agents' Open House with 2 ½ hour catered Lunch for all Real Estate offices in the Beach, Faxed invitations f follow up with paged reminder messages to individual Agents.
- Create, print and distribute copies of a two-sided promotional Flyer about your home to some 5000 homes in the immediate area. (I personally distribute many of these.)
- Advertise your home in Beach Metro Community News and Beach-Riverdale Mirror.
- Advertise Public Open Houses in newspapers such as: Globe and Mail, Toronto Star and Real Estate News.
SELLING YOUR HOME Open Houses - Advertising - Contacting Database Clients
- Hold Public Open Houses at least one day each week-end until the home is sold. Each will last for at least 3 hours (not the standard 2 hours) and serve free Juice & Cookies !
- Invite potential buyers from my previous Open Houses to view and buy your home.
- Encourage other Realtors to feature your home in their advertising
- Contact potential buyers from my Database
- Report back to you all sales activity and latest Buyer reactions at least every other week. Provide ongoing feedback following showings and open houses.
- Negotiate with prospective Buyers or their Agents your best terms and conditions for the sale. Recommend, if required, suitable financiers, lawyers, etc. to complete this deal.
FOLLOW THROUGH
- Follow through with questions or issues potential buyers might have.
- Make sure all the Legal paperwork is completed in a timely manner.
- Assist in any amendments to the Sale
